Mom's House

As I mentioned here, my mom's house endured some "extreme" weather by California's standards.  After weeks of meetings with the insurance company, the contractor and the City, work has officially started. 

A little history on the house- it was built in 1925.  In the 80's, my parents added a 3/4 bathroom for my sister and I.  The kitchen was partially updated a few different times over the years, central air conditioning was added (after my sister and I moved out!), the roof was replaced a couple times, the exterior was painted a few times, and some electrical work was done as improvements were made.  The house is a little over 1200 square feet, has original hardwood floors under the carpet and original trim/moulding.

Here is the list, so far, of the work that will be done:
*New roof on the house and detached garage
*New electrical wiring and switches throughout entire house to current code
*Upgraded electrical panel
*Scrape and remove all accoustical ceiling texture
*Remove accoustical dropped ceiling in kitchen, install drywall ceiling with recessed lights
*Install new insulation in attic space where water damage occurred
*Remove any/all wallpaper
*Repair any damaged wood flooring
*Paint the interior of the entire house, including doors, ceilings, trim and moulding
*Install new carpet and pad throughout entire house

There may be additional work that needs to be done in the kitchen, however, until the walls are opened up it is hard to tell the extent of the water damage.  The insurance company is also giving her a small credit towards the furniture that was damaged beyond repair. 

The movers came, packed up the house, moved everything to storage and my mom is now living in the Embassy Suites for 3 months while the work is being completed.

Here are some pictures of the house after the contractor had been through and marked up the walls with the notes as to what work was to be done in each room.  Remember, some demolition has already begun because asbestos was found immediately after the initial water damage.  The abatement company came and removed it properly.

I am so excited for my mom as she gets to have her house practically re-built for her as a result of all the damage from the storm.  It has been a rough past few years, so this is a nice "little" blessing in disguise.  Sure, it's a pain to live in a hotel for that long, but coming home to a brand new house is a sweet reward. 

Now it's time to start picking paint colors, carpet and wood flooring and new furniture!
